Our on-campus apartment accommodation is available to upper-year undergraduate students, graduate students (Master's and Doctoral candidates) and exchange students enrolled full-time at the main campus. Students participating in co-op programs, internships, visiting students or medical residency placements are also eligible, provided they pay full-time student tuition.
Post-doctoral fellows, visiting researchers and staff, as well as students registered at affiliated university colleges (Huron University College and King's University College), are NOT eligible to apply.
Priority is given to applicants who face systemic barriers to securing housing due to their identity.
Academic status will be verified before issuing or renewing a lease. Tenants who switch to part-time status during the academic year will receive reminders from the Rental Office indicating that new leases will not be issued unless full-time status is reinstated.
How Do You Become a Tenant?
To be considered tenancy, you must first submit an Online Rental Application. Our team will review your application and, if you are eligible and a unit is available, you will receive an offer by email. Offers are sent to your official Western email address and must be accepted within the stated deadline.
How to Accept an Offer:
Step 1 — Accept your offer
Respond to our rental office by the deadline indicated in your offer (typically within five days). If you do not respond in time, the offer may be extended to the next applicant.
Step 2 — Sign your lease
All students named on the application must sign and initial both copies of the lease. You will receive a copy of your lease, N11 and Schedule A via DocuSign. Once accepted, your lease is binding for 12 months.
Step 3 — Pay first month's rent
After your signed lease is received, applicants must pay the first month’s rent. Please note, last month's rent is not collected.
Plan Ahead
We recommend applying at least three months before your desired move-in date. For example, to start your lease on September 1, you should apply by June 1.
Important Note
Housing aims to meet the needs of as many students as possible within the Western community. Tenants are required to re-apply after each lease term. Western Apartments—including Platt's Lane, Bayfield, Lambton, Beaver and Ausable Halls—are intended as transitional student housing and not for long-term permanent residency. New leases are granted at the discretion of the Housing Office.
